Some thoughts about the report.
We were net positive at the end of the year, which is wonderful news because we are a little over halfway built out. Our bills really shouldn't be increasing significantly, so as we continue to build out, we will have funds to look at additional improvements to the amenity area. Community suggestions and feedback as we investigate our options are always welcome.

| Reminder: Assessments due Jan 1st |

Reminder: Please get those Jan 1st assessments in.
We're excited to get the amenity center in top shape for swim season and improve the neighborhood curb appeal.
Towards those ends, we've got a lot planned for 2012 and those assessments fund all of our scheduled projects:

Resurface baby pool
-
address drainage issues and grading around tennis courts to prevent runoff on sidewalk and into baby pool
-
add security fencing around well at amenity center to prevent further vandalism
-
patch entry sign until funds are available for a full replacement
-
replace landscaping lost over the past seasons with native plants/rocks
-
landscape and beautify the 2 lift stations (MUDD)
-
landscape and beautify the well at amenity center

| A Worry Free Lawn Starts Now |

Take action now for your best lawn.
Now is the time to apply broadleaf weed control and pre-emergent herbicide. A little bit of investment now in weed control will pay off in less frequent mowing as turf grass grows slower than the purslane and dandelions which thrive here. In addition, without weeds competing for nutrients, you will have a more vigorous turf grass and improve the overall curb appeal of your lawn.
Keep in mind that we will likely be under water restictions through this summer. It is possible to maintain the health of your lawn by continuing to water according to the district restrictions. If you discontinue watering altogether your lawn will suffer and weeds will thrive.
Lesser known problem with not watering your lawn, foundation problems. With our clay soils, extreme drought conditions can cause expansion/contraction of the soil under and around our foundation. Please don't neglect your foundation. The Statesman had an article during the drought last year giving tips on taking care of your foundation:

| New Legislature Changes to HOA/POA Rules |

Dear Property/Home Owner,
The 2011 Texas legislature imposed sweeping changes to the laws governing Texas property owners associations (POAs}. These news laws mean that POA/HOA Boards either must, or as a practical matter should, adopt certain new rules.
In some cases, the new laws mandate that the Board adopt new rules; in others, the adoption of new rules is necessary in order to effectively implement the new law in the Association's day-to-day operations.. The new rules integrate the new laws into your current governing documents and provide practical guidelines for owners to follow and the Association to enforce the new laws.
The Board desires to keep all owners informed of Association issues as well as to keep the Association in compliance with the law. To that end, the Board hopes the information below is helpful in summarizing the new changes.

| New Trash and recycling schedule |

Effective today, we have a new trash and recycling schedule.
Trash pickup is now once a week only on Mondays.
Recycling pickup is now every other week on Mondays.
Follow this link to see the pickup schedule and also a list of accepted items for recycling.
The new recycle bins were dropped off today. We recommend everyone write their address number on their bin in case strong winds carry them off so identifying who they belong to will be easier.
Friendly reminder, the CC&Rs for the community prohibit the trash and/or recycling containers to be in view except from 8pm Sun to 8pm Mon. Screened from view means in a enclosed structure such as garage, behind a privacy fence, screened by shrubbery or screens you can purchase at Lowes/Homes Depot (those will require ACC approval).
